Be smart, don't sign off on a home inspection!

"If you want this house you have to sign off on a home inspection, and an attorney approval" Wow, 2 of the most important things to protect yourself in a real estate transaction. You sign off, you pay way over asking price (let alone true value of the house) - 'you got the house!" Whoop. You move in and start finding that the new paint job was covering up mold/mildew/water marks. The carpet is covering uneven or cracked floors. There's a weird smell that had been masked when you looked at the house. Moisture or standing water in the basement, can't access the attic. Plumbing leaks, lights don't work right, and more. Basically, too bad. You signed off on the important people who could have brought these problems to light when you could have negotiated or walked away. And you're overextended with your finances.

Not much you can do about it other than getting it fixed or letting it go and get worse.

Get the home inspected with a full inspection, not a walk-thru, you need a written report of the condition of the house to use to your advantage. Home Inspectors do not create the issues, they simply report on them. Jim Salmon has performed home inspections since 1994 - that is a lot of houses. Jim will report on everything from the roof to the basement and in between including the mechanics. As he is going through the house he is writing up the report, discussing items with you, giving you a lot of insight and advice. We've talked about spray foam insulation a lot. But now that the cold and wind is here how does your house feel? We get calls at Jim's home inspection office from people who have bought their new to them house, after being pressured not to get a home inspection 'if you want this house!' They actually had to sign off on having the inspection. Do you know why? Them signing off takes all the responsibility off the realtor. Now it's your problem. So after the purchase is done, we get the call to have the house inspected. Realize Jim does not create the issues with the house. The issues are there, he is commenting on the fact they exist. He's not there to sugar-coat or overlook problems, you need to know the condition and what to do about it. Sometimes there are minor things, but many times - major, like structure, foundation cracks, water damage, need a new roof, on and on. He will discuss what is going on, what the fix is, approximate costs to repair or replace. Being informed is important, guess what, remember that paper you signed? Now it falls on you, the repairs + the expense. You've already overextended to purchase that house, drained your bank account and credit, YOU ARE STUCK.

For those of you looking to purchase a house, get a home inspection first. Then at least you'll know what you're getting into, or walk away from.

Rotary Club’s Next Drive-thru Food Drive is Jan. 3, 2026

The Rotary Club of Pittsford’s first drive-thru food drive of the new year is scheduled Saturday (Jan. 3) from 9 am to noon at the Pittsford Sutherland High School bus loop. Donations will support the Pittsford Food Cupboard and the Nazareth University Oak Tree Food Pantry. Rotarians and Interact Club members will be collecting at the drive rain or shine.

The Pittsford Food Cupboard plays a crucial role in addressing food insecurity within our community. Donations help ensure that local families have access to essential food items and will promote well-being and stability. See the cupboard’s list of current needs.

The Oak Tree Pantry serves those with food insecurity in the Nazareth community. The pantry has an ongoing need for granola bars, pasta, peanut butter, soap and other hygiene products.

The drive also will collect donations of gently used, current magazines for distribution to area human service organizations. The club conducts the drives the first Saturday of the month all year with an occasional change of date to avoid holiday and event conflicts.
