Home Inspections - don't sign off!
Protect yourself and your investment. A house costs so much, most likely the biggest expense in your life. It doesn't make sense not to have a home inspection that gives you a report of the condition of this house you're buying. You should know what the approximate roof life is, afterall a new roof can cost tens of thousands of dollars. What about that crack in the foundation? Find out what's reallly going on, is it a major structural issue or a minor surface imperfection. There will be people who will sway you from a home inspection, or give their 'opinion' aout that crack. "oh, it's nothing to worry about". You know what? When that crack causes a serious issue, that person will be no where around, and certainly won't be helping to pay for the expensive repairs!
Don't take the word of possibly well-meaning but unexperienced folks. Also, you may be told, oh sure you can have an inspection "tomorrow at 5:30pm - 6:30 pm". There they told you, you can have one, so they're off the hook, if it just can't be put together that quickly, so be it. Doesn't work that way, certainly not in your best interest. Stand your ground, get a home inspection, not a five minute walk through either. Once that window is past and you sign off on everything, there's no going back. You won't be able to recoup any funds. You will be stuck.
