You went to an open house along with lots of other people, or maybe had an appointment, you, your spouse, your realtor it was quick. Then pressure to put in an offer, no contingencies if you want your offer looked at. This isn't right, it's not protecting you. You should get a home inspection and have an attorney look over the offer.

Too many things could go wrong. If you do end up getting your offer accepted, close on the property, then get an inspection. Now the home inspection, by Jim Salmon, of course, shows the roof needs replaced - there's already 2 layers so a tear-off too. Ok, now you're in $30, 40, $50,000 or much more. The basement has a severe crack, lots more money for this repair. You already over-extended with the purchase, you weren't planning on these major issues because they were passed over. Maybe you did notice something didn't seem right but was told 'oh it's fine'.  A home inspector doesn't cause these problems, they find them and make you aware. Experience, such as Jim has, being able to notice what's wrong almost as soon as walking into the room, or a thorough look at the roof, for instance is what should be done before you close. The information provided in a home inspection report is valuable in so many ways, negotiation of price is a big one, knowing the condition of the house for planning repairs, how important the issue is, or walk away. 

All houses have things wrong, some are very important, such as cracked foundation, or others minor issues. Just knowing beforehand to make an educated decision on your most expensive purchase, is extremely valuable.
